Where lots fail first
- Entrances — every vehicle crosses them, and turning tires scrub the surface.
- Dumpster pads and delivery lanes — heavy trucks, tight turns.
- Low spots — on flat valley ground, water sits and softens the base.
- Edges — next to landscaping where irrigation soaks in.
Options, from least to most
- Crack seal, sealcoat and restripe for lots that are sound but worn.
- Spot repairs cut out and rebuilt full-depth where the base failed.
- Mill and overlay to give the whole lot a new surface.
- Full reconstruction where the base is gone across most of the lot.

Keeping you open
We split the lot into phases so customers can still park, schedule around your busy hours, and handle striping the same week. Summer work starts early, which is better for the asphalt and for your customers.
Striping
Stalls, arrows, crosswalks, fire lanes, stop bars and accessible spaces with signage locations marked. Ask about a restripe after every sealcoat.

How long does a lot take?
