Sun is the main enemy here
The valley gets a lot of hot, sunny days. UV and heat oxidize the binder in asphalt, turning it gray and brittle, and loosening stones on the surface. Sealcoat puts back a protective layer that blocks UV, sheds water and resists oil and fuel drips.
Every job includes
- Edges trimmed; surface swept and blown clean
- Oil spots cleaned and primed
- Hot-pour crack sealing
- Hand-cut borders
- Two full coats with sand for traction
- Barricades and cure instructions

When
- New asphalt: wait 6–12 months.
- Then roughly every 2–3 years.
- Weather: warm, dry and calm, with no rain for a day. Spring through fall works in the valley — we start early on summer days to beat the heat and monsoon afternoons.
