When an overlay works
An overlay is a new layer of hot-mix over existing asphalt. It's the right fix when the damage is on the surface. When the base underneath has failed, the cracks come back through.
| Good candidate | Fix first |
|---|---|
| Gray, rough, raveling surface | Alligator cracking over large areas |
| Scattered narrow cracks | Sunken areas or ruts |
| A few small potholes | Crumbled edges |
| Drains normally | Water ponds or soaks in |
How we do it
- Repair failed areas full-depth.
- Seal larger cracks.
- Mill at the garage, walks and road so the new surface is flush.
- Tack so the layers bond.
- Pave about 1.5–2 inches compacted for driveways; more for lots.

Why owners choose it
- Considerably less than tearing out
- Usually done in a day
- Can fix minor low spots
Common questions
How long does an overlay last?
Often 10–15 years or more on a sound base, with sealcoating.
Will it raise the drive at my garage?
Not when the edges are milled first.
Can you overlay alligator cracking?
Only after those sections are removed and rebuilt.
